In order to bring you timely, relevant, and helpful information about homeownership in the greater Stow area, we spoke with local realtor, Kim Latona. Please tell us a little about yourself.
I became a realtor in 2011 because I have a passion in advocating for my clients in a real estate transaction. I work with both buyers and sellers in Northeast Ohio. With a background in corporate account management and a strong follow up and attention to detail, I have taken those skills and applied it to my real estate career in helping my clients. I am the realtor that is with my client from the day we look at the first home and beyond. I hold several designations that I have earned to better serve my clients. I hold the SRES which is a senior real estate specialist helping the 55+ buyer and seller, ABR which is accredited buyer representative and CMHS and CMRS which is the Certified Military housing and residential specialist helping active military clients and veterans. I am always a resource to my clients after the deal closes and they take possession. I am not just your realtor, I am your neighbor.
How would you describe the state of local real estate in 2017?
The real estate market in the Stow, Cuyahoga Falls and Hudson area continues to see a rise in home values, fewer days on market, and remains a sellers’ market due to low inventory. Move in ready and master suites are in high demand.
What is one piece of advice you have for local homeowners looking to sell?
Do a pre-listing inspection with a certified home inspector. This will save you money and time during the sale of your home. This will provide you with information on possible items needing to be repaired or replaced. A home with a pre-listing inspection give a buyer peace of mind. If you have wall paper, remove it. Declutter and clean; you want a home that is easy to walk through and without any odors that could be a turn off to potential buyers. Clean up your yard and flower beds. Curb appeal is a big selling point as it is the very first thing a buyer will see when pulling up to your home.
What is one piece of advice you have for those looking to buy in the greater Stow, Cuyhoga Falls and Hudson area?
My advice to buyers is act fast when a new listing becomes available to view. If you are not able to see the home right away then ask your realtor to pre-view the home and send you a video tour of the home, or even FaceTime chat with you while they walk through the property. Whether you are looking to buy or sell, use a realtor to help you navigate the process and to be your advocate in the transaction.
Are there are any interior design trends you’ve seen on the rise? Which flooring style is desired by homeowners/homebuyers in the area?
Neutral tones and greys are the in thing right now. Buyers want to see updated kitchens and baths. Stainless steel appliances, darker woods or the oak woods painted white. Hardwood flooring or laminates are also what buyers are looking for in the home they purchase. Buyers today are looking for updated, easy care, maintenance free updates.
